First of all it’s amazing that you’re 21 & already graduating with your masters!!!

Let’s start with some simple tips:

For one month, write down every dollar you spend. This will show you where your money goes and where you can cut back.

Use the 50/30/20 rule: 50% of your income for needs, 30% for wants & 20% for savings or debt.

Even if it’s small, open a high yield savings account and set up automatic transfers. Saving a little every month adds up fast!

You can start learning about investing. These are beginner friendly ideas to help you grow your money:

1. Index Funds and ETFs: These are great for beginners because they’re low cost & diversified. Popular ones include the S&P 500 index funds (like VOO or SPY). You don’t have to pick individual stocks, you’re investing in a basket of companies.

2. Retirement Accounts: Roth IRA or 401(k) (if offered by your job). Contributions grow tax free in a Roth IRA, which is great for long term wealth.

3. Dividend Stocks: Some companies like Coca Cola or Johnson & Johnson play dividends. This gives you regular income while your investment grows.

4. Fractional Shares: Apps like Robinhood, Fidelity, or M1 Finance let you buy small portions of expensive stocks like Amazon or Tesla so you can start with as little as $5.

5. Real Estate Investing: If buying property isn’t an option yet, try REITs (Real Estate Investment Trusts), which let you invest in real estate without owning property.

INDICATORS OF WEALTH IN A NATAL CHART

The people have spoken! You guys chose the topic of wealth and prosperity so here we go. This is an extended translation of my article for Wróżka magazine 12/2024.

The topic of money in astrology is usually associated with Venus and Jupiter because these are planets that are linked with luck - additionally, the former rules finances and luxury, while the latter rules honors, wealth, abundance and prosperity. If someone has well-placed Venus and Jupiter, that is the first step towards luck and consequently with luck specifically in finance.

Other aspects in a natal chart are just as important. Mercury, as the planet of accounting and resourcefulness brings a knack for money. Well-placed Mars gives ability in directing your energy where it should be - that means, easiness in putting ideas into action. Similarily Saturn, which can bring a good stable income - with blood, sweat and tears that is. This is also a planet that rules authority, time, discipline and commitment, which often is the key to wealth.

Sun, on the other hand, can endow the person with talent for entrepreneurship and charisma as well as leadership qualities, which can definitely help in business matters. Uranian abruptness may bring sudden income of money, while Pluto, as the planet of power and clout, often brings ability to influence masses - that can also lead to wealth.

SIGNS MATTER

Now when it comes to signs, those can play a role as well. Generally fire signs are more willing to go out there, show their talents and show themselves. This is often the first step to success, depending what field you're in of course, I guess this will be more accurate for folks that are in creative fields or who are on stage or work in entertainment. We'll look at a Leo stellium example that portrays that perfectly later on.

Earth signs are mostly known for being great at managing resources and just being focused on the material world in general. Especially Capricorns who will do anything to accomplish big things and who always aim for stability in life. Unless they're show-offs and like to spend their money on useless things. I've seen that with my own eyes A LOT. Taurus folks like luxuries as well so this can go both ways lol.

Air signs are probably the most innovative, generally speaking that is. They may actually jump from ideas to ideas; from jobs to jobs which can bring them quite a lot of money in turn. They also know how to network, especially around other influental and wealthy people… they know their ways.

Water signs aren't necessarily known for money management BUT if you have exalted Pisces Venus or exalted Cancer Jupiter, you may have a bit (or a lot!) more luck in life in general. Scorpio Mars on the other hand has a lot of willpower and is stubborn af so that placement can bring success as well.

JUPITER-PLUTO

The so-called aspect of millionaires. Take Bill Gates, who was born during a tight Jupiter-Pluto conjunction, which is placed in his 2nd house of finance. The planet of welath and luck paired with the planet of power are one of the most striking and literal examples we have.

A simmilar example is a billionaire Warren Buffet, who got reach through stock market. In his chart the Jupiter-Pluto conjunction is placed in his 8th house of other people's money. And that is exactly how he earns so much money - by investing in various companies owned by other people. Additionally, his 2nd house is occupied by Saturn in Capricorn, where it's in domicile - that means it's strongly placed. His Venus on the other hand, is in Libra (also in its own sign). The planet of money is placed right on his MC - this accentuates that his career is strongly linked with finances. Impressive, isn't it? I love literal astrology.

Obviously massive wealth can come from other people as well. Lisa Marie Presley earned millions from inheritance. Elvis' daughter received a 100 million dollars. Her chart does have a Jupiter-Pluto influence but it's rather a co-presence of both of the planets in the same sign in the 2nd house, not a tight conjunction. But hey, apparently it still counts! But what's more important is that Jupiter rules her 8th house of iheritance. And, may I add, she got the money on her 25. birthday - so as soon as she stepped into her 2nd house profection year. FAME AND A WEALTHY PARTNER

Okay and what about nepo babies? Brooklyn Beckham has wealth written all over his chart. The son of posh spice and Becks has strong domicile Mars in the 2nd house in Scorpio. That's our step one. Our step two is that the ruler of his 4th house (parents) is placed in the 8th house (inheritance). Step three is that Brooklyn has a magnificent Mercury-Venus-Jupiter conjunction in the 7th house of partnership. Now that conjunction in itself is charged with luck and prosperity, no matter what house it's placed. But because it's on his descendant, it also brought him a wealthy wife - Nicola Peltz, who was also born into a millionaire family. So this is also a good example of a partner's portrait in a chart. And so, Brooklyn got his money not only from his parents but also from his spouse. Double win, I guess?

Okay but what if you get money from your partner only? I'm going to give you an example of a Polish journalist Omenaa Mensah, who married a billionaire. She was born on a New Moon in Leo and also with Mercury and Jupiter co-present in the sign. That stellium is placed in her 11th house of aspirations, honors and - this one's important - networking. First of all, this screams success on its own, especially in the sign of Leo, which is very media-friendly. And our homegirl was on tv. But thanks to her personal success in career she got to meet her now husband. She was looking for a sponsor for her charity work and this is how she found the guy. She said it was love at first sight, which imho is kinda cute.

Her 2nd house of finance and 7th house of partnership are both ruled by Mars, which lays in her 9th house of prosperity. And this is where you should pay attention to the planet that rules two different houses as it may link those together.

When it comes to her 2nd house, she has it occupied by Uranus, which brought her a sudden surprise in the form of a wealthy partner. When it comes to transits, the couple met when she had Uranus transiting her 7th house and was going through a Jupiter return. All of this formed a grand trine between her natal placements. So, Uranus was the cupid's bow, while Jupiter was pure luck.

BRIGHT MIND LEADS TO SUCCESS

Steve Jobs had 2nd house ruler, Venus, in opposition to Jupiter and Uranus. This is quite important because Jupiter is also known for multiplying everything it touches. So if we have Venus, the planet of money in a hasrh aspect with wanton Jupiter, then this can bring an overabundance of money.

With his chart we can also illustrate where that money came from. Jupiter paired with Uranus is known for a bright mind and huge creativity - especially when it comes to craftmanship. That is because Uranus rules invention and technological advancements. Jupiter adds knowledge (don't forget it rules knowledge as well!) and luck in endeavours. What's interesting is that Venus, which is placed in his 5th house also talks about where his money came from. Well as it turns out, majority of his income was not from Apple but from Pixar! He bought the animation company from George Lucas in 1986. And as we know, Pixar makes movies aimed mostly for children. So, the planet that rules his house of money is placed in a house linked with children and creativity. How nice.

THE COTTAGECORE MARI AU PROMPT THAT NOBODY ASKED FOR

Pairing: Daminette (edit: they’re like 19/20 in this, post high-school)

Rating: It has mature themes, you have been warned. But it’s pretty tame at the same time. Violence + Sexual Themes

Mari is diagnosed with PTSD and anxiety disorder after she quite literally removed her beloved city’s supervillain (and her dear partner’s parent) from the plane of existence. Like she removes the suffering from the minds of all of Paris and has Gabriel written off in a car accident a year after his wife’s disappearance. Only her Court (Adrien, Kagami, Zoe, Alix, Max) and the Order remembers. Mari and Adrien decide not to pursue a relationship. They’re both healing and are decidedly better off friends - siblings in everything but blood.

Lila, who was not punished due to her not really being a miraculous holder and upsetting the balance, continues to slander Mari. Her class isn’t hostile but has no desire to interact with the “new and mean Marinette” Lila was painting her to be. It’s still a huge betrayal given the fact that Mari was supportive and very generous to these people.

So here’s how her new housing arrangement works: have you ever wondered how Gina can afford to travel around the world without a job? Yeah, I think she came from money. Like, old money - real estate old money to be precise. Passive income and such. Hearing about her Fairy’s situation, she offers an unused property at the countryside of Metropolis.

Marinette’s therapist and parents approve of her vacationing there for the summer when they realize that her stressors and triggers where all environmental. So off our girl goes!

Note: She does not have the mother box with her anymore, just Tikki, Plagg, and Kaalki. (She does have unrestricted access to it as the Grand Guardian though - she trains with the Order once a week in Tibet until she doesn’t)

Mari is aware of the Supers and was relieved that the Kwamis don’t show up in x-ray visions and with the fear of them eavesdropping she learns FSL to communicate with them.

The townhouse and the verdure around the property inspires Mari to start a garden. The quiet oddly soothes her and when she feels lonely she goes into town or the nearby farmer’s market where she charms the locals. She meets the Kents - they love her! Martha enjoys baking with her. Lois uncovers her identity as Jagged and Clara Nightingale’s exclusive (and reclusive) designer - they bond over fashion trends and the gossip surrounding the industry. Clark and Jon were another story.

She figures them out having sensed the same soul in Superman and Superboy in this father-and-son duo. They x-ray her as a precaution and finds the mysterious cracks and evidence of past injuries that should have killed her. There’s a very anti-climatic reveal that Martha and Lois are not privy to with respect to Marinette’s wishes.

At least one Kent would be in her home during the day. The Kwamis are free to roam around when it was Clark and/or Jon visiting. She ends up bonding with Jon who also grew up too fast (metaphorically and literally).

She ends up extending her stay in Metropolis indefinitely. Her parents also decided to open a branch of their patisserie there which Mari managed. They visit her as often as they could.

Mari was dismayed to find that no, Metropolis had no schools with both a fashion and business degree - that’s how she ends up in Gotham University.

Jon tells Mari about a Damian - a friend of his.

J: He’s…. uh… he has a big heart.

M: …

J: He’s a bit of an asshole(?)

M: Ah.

Mari meets Damian who reminds her of Kagami - antisocial and proper. They share a few business classes and are both members of the art club.

Mari is still this ball of anxiousness and has only allowed Mia “Maps” Mizoguchi and Katherine Karlo into her life, the former she learned was close to Damian - she didn’t mind when she and the girls met up with Damian, he was quiet, honest, and minded his own business. Through their hangouts Damian finds out about the friendship between Jon and Mari.

He’s hesitant to befriend her at first due to the conflicting rumors about her: due to her timid personality she had a split reputation. One side called her sweet, shy, and kind. While the other calling her arrogant, high-maintenance, and rude. He soon finds out that the latter half were spread by cliques who’s offer of friendship she declined and men she rejected. He was glad that he relented to Maps’ insistent invitations - she was a decent person to hang out with and it didn’t hurt that she was pleasing to the eye. (She also enjoyed sharing her vegetarian salads with him - he starts appreciating it more when he learns that she picks the vegetables straight from the garden she grows.)

As her luck would have it, a robbery unfolds at one of their favorite coffee spots. Mari and Damian - who were both pretending to be civ - try to find a way to protect their friends. The robbers recognizes Damian as a Wayne and takes him and another GU(a school for rich and affluent people’s children) kid - Marinette - who had stood in front of her friends.

They’re gagged, blindfolded, and carted off to who knows where. Damian discreetly activates a distress signal and the bats spur into action. Mari, aware that she was sturdier than Damian, draws the men’s attention to her (she purposely pisses them off and gets beaten up when they start to pester Damian).

M: [removes her gag somehow] Really? A ski mask? And in black? How boring can you get?

*Damian shaking his head furiously in the background*

Kidnapper(KN): Shut up, girlie!

M: You know I always wondered how Kidnappers could have a secret a warehouse as a hideout. It’s not like you can afford the rent—

KN: Are you trying to get yourself killed?

M: You’re backed up by some politician aren’t you?

KN: H-How the fuck did this bitch know?

M: There’s literally a stack of campaign papers behind you.

KN: Wha—

M: That’s some shit graphic design by the way. I’ve seen grade schoolers that can do better.

KN: [points a gun at her] Shut up or I’ll blow your brains out.

M: You wouldn’t.

KN: The fuck do you know—

M: You need me alive to get ransom from my parents.

KN: …Nobody said you had to be in one piece though.

M: Touché—[get slapped hard]

*Damian basically starts convulsing in the background*

M: …Damn. You punch like a cunt—[And the kidnappers basically start to rough her up]

The bats arrive in five minutes and it’s Red Hood that finds them first. He sees these mf’s beating up a woman and goes ballistic(pun intended). Red Robin and Spoiler has to forcibly restrain him when he starts to use his fist instead of his guns.

M: [bleeding and bruised] And that’s how you deck someone, you amateurs.

D: [who was released by Black Bat is confused, mad at himself, and in awe] You blithering idiot! Why the fuck would you aggravate our captors like that?

M: [delirious] It was either you or me Damian. Can’t have your pretty face damaged now, can we?

D: [Is floored and very concerned] And what of yours?

M: … dun worry—my assets are…elsewhere… [passes out from the pain]

D: …

Later, his family would tease him about the flirting when he isn’t all sensitive about the incident.

Winter break comes, most of the Batfam visits the Kents(they have a penthouse/some ridiculous property in Metropolis) as a tradition. The Kents went to visit Gotham and stayed at the manor last year.

(Batfam who went: Bruce, Dick, Jason, Steph, Cass, and Damian)

They visit Mari too. Dick and Steph are absolutely thrilled about her cottagecore lifestyle. So much so that they match her aesthetic and begin helping out in the garden - they send pictures to Alfred who request they bring back fresh produce.

Jon and Jason plot to get Damian and Mari together. Unbeknownst to them that Damian was already resolute on courting Mari like the decorous man that he was - he didn’t know what he was doing but Mari’s flush when he initiates flirting tells him he’s doing okay.

Because of his childhood, Damian was never the type to be touchy but imagine his shock when he finds out that one of his more prominent love languages was physical touch. He realizes he’s touch-starved almost immediately when Mari starts giving him small touches like a hand against his bicep, she had a fondness for touching his hair which never failed to deliver a shiver down his spine, and hugs from her are comforting - she felt like home.

Meanwhile Mari does not have any idea how she survived the early stages of Damian’s advances. He was blunt and did not pull his words with insults but it apparently translated to him being verbally open with his affections.

M: I always wanted to be the Knitting Fairy while growing up.

D: Does it not please you that you became a garden fairy instead?

M: Huh, that doesn’t sound so bad.

D: Well, you certainly look the part.

M: [turns into the same shade as the poppy beside her]

And then when the tension between them became more prominent he wasn’t shy with dropping innuendos too.

M: [open’s the door for Damian, haggard from lifting sacks of garden soil] Oh, I didn’t know you were coming so early. I’m a bit of a mess. Sorry.

D: [Tilts his head] You say that as if I wouldn’t appreciate you sweaty and tousled after a rigorous activity.

M: [self-combusts]

And when the touching began?

M: Damian, what color do you think looks better with this shade of blue?

D: [places a hand on her side while looking over her shoulder] I think the a more neutral cream would do.

M: [stops functioning]

Their first kiss?

Pulled straight out of a book that Marinette only read in the privacy of her bedroom.

They’re teasing each other, it evolves to a game of cat and mouse with Damian skillfully evading her. She corners him by turning on some of her sprinkles. He gets wet, growls in the way he would in Mari’s dreams, and pulls of his shirt. She’s too distracted by the hard planes of his stomach to notice him prowling towards her like a beast moving to claim his prey. He picks her off the ground with ease - he’s a foot taller than her - and takes her to the sprinklers.

(I’m going to write this part out properly, maybe to inspire myself or a potential adopter of this prompt)

“Nononono!” Marinette shrieks as the first round of water splashes her. She writhes but Damian had her arms held down her sides.

“All is fair in love and war, Ya Amar.” She ignores the endearment in favor of closing her eyes as the sprinkles rotate in their direction again. But she knows what it means. Ya Amar. My moon. His moon. The water had nothing on the chill that ran down her spine

The water stars seeping into her intimates and she’s soberly aware that the light fabric of her dress would betray her. It doesn’t take long for Damian to discover that fact, he releases a strangle sound. She opens her eyes, he snaps his eyes from where he was clearly looking at her chest. He scrambles to drop her.

“Shit— I’m sorry. This was not my intention—“ he starts but she’s faster. Her now free arms grasps his shoulders and without a second thought, she drops her lips to meet his. Damian inhales sharply and he tilts his head, temporarily breaking the kiss before raising her higher and pulling her by the back of neck - he kisses her with hunger and passion that has Marinette melting further against his chest.

She wraps her legs around his back and he moves to tightly grasp both the back of her thighs. She would worry about bruises later when she didn’t have Damian’s tongue caressing her own. He drops them to the ground and Marinette does not release her hold over his waist. She whines against his lips when she feels the consequences of their activity.

His hands start wandering as he greedily collects and files the sounds that leaves her lips. Unlike investments in assets such as stocks and real estate, which can yield significant returns, a stagnant savings account fails to generate any growth or passive income. In context of that post, they are implying that if one were to invest $100k per week since Jesus died and saved it, then you would only have ~$10.4 billion....however, if one were to invest $100k with a conservative return rate of 5%, then you would have ~$1.9 quindecillion.

To put this into perspective, some estimates say that there is about ~$82 trillion of money globally right now. This would mean by saving you would have far less than even 1% of the total money supply. In contrast, 1.9 quindecillion is approximately 2,317,073,170,731,707,317,073,171% of the current money supply globally.

A young man with no government experience who has yet to even complete his undergraduate degree is working for Elon Musk’s so-called Department of Government Efficiency (DOGE) at the Department of Housing and Urban Development (HUD) and has been tasked with using artificial intelligence to rewrite the agency’s rules and regulations.

Christopher Sweet was introduced to HUD employees as being originally from San Francisco and most recently a third-year at the University of Chicago, where he was studying economics and data science, in an email sent to staffers earlier this month.

“I'd like to share with you that Chris Sweet has joined the HUD DOGE team with the title of special assistant, although a better title might be ‘Al computer programming quant analyst,’” Scott Langmack, a DOGE staffer and chief operating officer of an AI real estate company, wrote in an email widely shared within the agency and reviewed by WIRED. “With family roots from Brazil, Chris speaks Portuguese fluently. Please join me in welcoming Chris to HUD!”

Sweet’s primary role appears to be leading an effort to leverage artificial intelligence to review HUD’s regulations, compare them to the laws on which they are based, and identify areas where rules can be relaxed or removed altogether. (He has also been given read access to HUD's data repository on public housing, known as the Public and Indian Housing Information Center, and its enterprise income verification systems, according to sources within the agency.)

Plans for the industrial-scale deregulation of the US government were laid out in detail in the Project 2025 policy document that the Trump administration has effectively used as a playbook during its first 100 days in power. The document, written by a who’s who of far-right figures, many of whom now hold positions of power within the administration, pushes for deregulation in areas like the environment, food and drug enforcement, and diversity, equity, and inclusion policies.

One area Sweet is focusing on is regulation related to the Office of Public and Indian Housing (PIH), according to sources who spoke to WIRED on the condition of anonymity as they were not authorized to speak to the press.

Sweet—who two sources have been told is the lead on the AI deregulation project for the entire administration—has produced an Excel spreadsheet with around a thousand rows containing areas of policy where the AI tool has flagged that HUD may have “overreached” and suggesting replacement language.

Staffers from PIH are, specifically, asked to review the AI’s recommendations and justify their objections to those they don’t agree with. “It all sounds crazy—having AI recommend revisions to regulations,” one HUD source says. “But I appreciated how much they’re using real people to confirm and make changes.”

Once the PIH team completes the review, their recommendations will be submitted to the Office of the General Counsel for approval.

One HUD source says they were told that the AI model being used for this project is “being refined by our work to be used across the government.” To do this, the source says they were told in a meeting attended by Sweet and Jacob Altik, another known DOGE member who has worked as an attorney at Weil, Gotshal & Mangesthat, the model will crawl through the Code of Federal Regulations (eCFR),

Another source told WIRED that Sweet has also been using the tool at other parts of HUD. WIRED reviewed a copy of the output of the AI’s review of one HUD department, which features columns displaying text that the AI model found to be needing an adjustment while also including suggestions from the AI for alterations to be made, essentially proposing rewrites. The spreadsheet details how many words can be eliminated from individual regulations and gives a percentage figure indicating how noncompliant the regulations are. It isn’t clear how these percentages are calculated.

Sweet did not respond to requests for comment regarding his work. In response to a request to clarify Sweet’s role at HUD, a spokesperson for the agency said they do not comment on individual personnel. The University of Chicago confirmed to WIRED that Sweet is “on leave from the undergraduate college.”

It’s unclear how Sweet was recruited to DOGE, but a public GitHub account indicates that he was working on this issue even before he joined Musk’s demolition crew.

The “CLSweet” GitHub account, which WIRED has linked to Sweet, created an application that tracks and analyzes federal government regulations “showing how regulatory burden is distributed across government agencies.” The application was last updated in March 2025, weeks before Sweet joined HUD.

One HUD source who heard about Sweet’s possible role in revising the agency’s regulations said the effort was redundant, since the agency was already “put through a multi-year multi-stakeholder meatgrinder before any rule was ever created” under the Administrative Procedure Act. (This law dictates how agencies are allowed to establish regulations and allows for judicial oversight over everything an agency does.)

Another HUD source said Sweet’s title seemed to make little sense. “A programmer and a quantitative data analyst are two very different things,” they noted.

Sweet has virtually no online footprint. One of the only references to him online is a short biography on the website of East Edge Securities, an investment firm Sweet founded in 2023 with two other students from the University of Chicago.

The biography is short on details but claims that Sweet has worked in the past with several private equity firms, including Pertento Partners, which is based in London, and Tenzing Global Investors, based in San Francisco. He is also listed as a board member of Paragon Global Investments, which is a student-run hedge fund.

The biography also mentions that Sweet “will be joining Nexus Point Capital as a private equity summer analyst.” The company has headquarters in Hong Kong and Shanghai and describes itself as “an Asian private equity fund with a strategic focus on control opportunities in the Greater China market.”

East Edge Securities, Pertento Partners, Tenzing Global Investors, Paragon Global Investments, and Nexus Point Capital did not respond to requests for comment.

The only other online account associated with Sweet appears to be a Substack account using the same username as the GitHub account. That account has not posted any content and follows mostly finance and market-related newsletters. It also follows Bari Weiss’ The Free Press and the newsletter of Marc Andreessen, the Silicon Valley billionaire investor and group chat enthusiast who said he spent a lot of time advising Trump and his team after the election.

DOGE representatives have been at HUD since February, when WIRED reported that two of those staffers were given application-level access to some of the most critical and sensitive systems inside the agency.

Earlier this month, US representative Maxine Waters, the top Democrat on the House Financial Services Committee, said DOGE had “infiltrated our nation’s housing agencies, stealing funding Congress provided to communities, illegally terminating staff, including in your districts, and accessing confidential data about people living in assisted housing, including sexual assault survivors.”

I called the operator. the operator told me to move to another car. nobody on the car was white except me. In the rural farming communities of my world, I'm thinking about a potential plot related reason that would cause it to culturally be common to have small familes of 1-3 children. But I've noticed that across the world such communities generally welcome a whole ton of children because they work on the farm. When I remove that part... how could it affect my farming community? Technologically, these communities hover between 19-20th century tech.

Tex: Less children dying from things like starvation, illness, and untreatable injuries, and also a whole lot of self-owned, effective, easy to repair machines that can do the work of several people in a fraction of the time. The nineteenth century, or 1800s, had a lot of social upheaval and the beginnings of scientific progress in understanding what diseases were (Wikipedia). The twentieth century, or 1900s, had an exponential increase in knowledge compared to the 1800s, as well as a corresponding population boom (Wikipedia). To wit, one billion overall population was recorded in 1800 (Wikipedia).

Compared to previous centuries, those two hundred years were the most advanced in human history in terms of medical development and accessibility to education. It was, also compared to previous centuries, some of the most polluted and war-riddled that lead to new methods for the stark impoverishment of the global population. Women being strongly encouraged through many means - many less acknowledging of individual freedoms than others - to bear as many children as possible over their lifetime is due to high child mortality rates, where playing the game of statistics meant that you would possibly get a handful of children reaching adulthood that could take over the family farm (or other estate or inheritances) and ostensibly take care of their parents when life has run them over roughshod too much to work anymore. The development of pensions has done much to alleviate that societal, generational woe, and shift the perception of children in their social role from live-in workers to additional members of one’s family. This is, of course, not a uniform movement, as poverty will perpetuate the ideas of large families and responsibilities for inheritance (and thus situations such as arranged marriages, etc), which is still ongoing today in many, many parts of the world regardless of a country’s GDP. For the time period of 1800-2000, farmers having 1-3 children depends entirely on how much money they already make, have inherited themselves, and how little they can spend on producing agricultural products. This will include such “cost-cutting” measures as:

the cheapest labor available (see: immigrants, or prison workers, as seasonal labor when slavery was given a different legal definition in countries like the U.S.),

chemical agriculture,

genetically modified crops,

vehicles such as tractors, and 

a lot of very good marketing

So, generally, the richer your family already was, the less you needed to have a dozen or two children born per generation to use as labor, because you could spend your plethora of money on new and cutting-edge technologies that would turn agriculture into a passive money-making business for you. This is the same for non-agricultural industries of the time, especially with the post-WWII price-fixing measures and before the introduction of modern credit cards, credit scores, etc, where money generally had more purchasing power and the average person had more disposable income that would have been otherwise allocated to things like food, medicine, replacing worn-out clothing/shoes, transportation costs, and putting a roof over one’s head.

Notably, after the mid-2000s, there has been a decrease in the average person’s disposable income, so what was true for 1800-2000 will not necessarily be broadly applicable after that period in time.

Utuabzu: One place you can look to for a real world example of this is France, which hit an average of approximately 3 children per woman in 1871, and had long had a lower birth rate than the rest of Europe. A major reason for this was the Salic inheritance system, which saw land divided equally among all sons. This was a serious disincentive for a family to have more than one son, since over time it resulted in farms that were divided into ever smaller and less viable plots. And since a daughter would require a dowry to be married, they weren’t much more desirable. So farmers in France had significant motivation to limit the number of children in their families - though as Tex mentions above, this was counterbalanced by the need to have spare kids to account for the relatively high childhood mortality rate. This resulted in the French population remaining essentially stable at around 20 million between the mid 15th (after it recovered from the Black Death) and mid 18th (when medicine started to be an actual science) Centuries, while the populations of other European regions expanded significantly.

So, it’s perfectly possible for a pre-modern largely rural society to have a low birth rate, so long as there are appropriate legal and technological conditions. Extra farm labour is great and all, but not worth it if the end result is the family being left destitute after the landholder’s death because the farm got divided into unviable fractions.

Licorice: families welcoming a whole lot of children might be overstating the case. Before reliable birth control, families endured a whole lot of children because there was no way to prevent them. It is pretty much universally true to say that wherever women have control over their own fertility, the birth rate goes down. Very few women actually want to give birth to eight or ten children over the course of their reproductive life, though there are always outliers, of course.

A woman’s control over her fertility is determined by two main factors

Access to reliable contraception

Her freedom to choose whether to use contraception

Some women may live in societies where they are allowed to make decisions about their own bodies, but don’t have access to the birth control they need; in other societies, the birth control may be available, but the woman may not be the one making the decision. 

In all societies throughout history means have been devised to deal with the arrival of children who were surplus to requirements. These included

Infanticide, whether state-endorsed (e.g. in ancient Sparta) or illegal (e.g. in 19th century Europe)

Adoption

Foundlings and foundling hospitals

Selling the child into slavery

Some societies historically have set such a high premium on male children that “excess” girl children would be routinely killed at birth. Even if allowed to live, if a food insecurity situation arose, the available food would go to the brothers and the sisters would be allowed to starve. In general, societies that set a high premium on male children are those where the girl children are “given away” to another family when they marry, while the boy children are expected to take care of their parents in their old age. 

Sparta is an interesting example of a patriarchal, militaristic society where it was easier for a girl child to survive than a boy child. Physically imperfect baby boys were killed, whereas physically imperfect girls were often allowed to live on the grounds that Sparta needed all the Spartan-breeding wombs it could muster.

Utuabzu has already spoken about the correlation between land available for farming and population levels. When a society over-produces children, and insufficient land is available on which these children can raise families of their own, their options included:

DAMIJANI LAW

The Empire of Damijana’s laws are consistent across all of its holds.

Nobility: 

-The Damijani High Chief or Chieftess is appointed by the Council. Citizens have no say in who leads the empire.

-The empire may only be ruled by a red elf. To qualify as a “red elf”, an elf must have crimson hair, orange eyes, and the iron and fire resistance gene. Males and females are both eligible to rule, as long as they are legal adults.

-Damijani High Rulers must remain celibate. They are not allowed to involve themselves romantically with anyone from birth to death.

Education:

-Basic schooling is free and mandatory for all Damijani citizens from childhood to adolescence. Exemptions are made for special needs children, who are encouraged to stay home, as it’s believed they will disrupt the other childrens’ education.

-College is not free or mandatory.

Social Welfare: 

-Damijana is an ethnostate tailored exclusively for red elves. Red elves are defined as elves that meet the following criteria: Crimson hair, orange eyes, and the iron/fire resistance gene. If an elf is missing just one of these traits, they do not qualify. Other peoples may live and work in Damijana, but only red elves may legally own real estate and other assets such as stocks and vehicles. Other peoples may not become true citizens themselves. They are considered “guests” no matter how long they reside in Damijana.

-Interspecies marriage is illegal for all peoples (Red elves may marry green elves, however, as they are both considered elves). Same-sex marriage and sexual relations are illegal. Marriage is only legal between two consenting adults of the same species and opposite sex. Polygamy is illegal.

-Adultery is illegal.

-Prostitution is strictly illegal, as is sex outside of marriage.

-Couples may divorce for any reason, as long as they don’t have any minor dependents. If they do have children, they cannot divorce until those children are legal adults.

-So-called “guests” are not entitled to any form of welfare, but citizens with disabilities may become wards of the empire if their families refuse to care for them. As wards, they will live in a government-run nursing home free of charge. Disabled minors who still live with their parents are entitled to a small yearly cash stipend until adulthood.

-Citizens may adopt children as long as that child is of red elven heritage. Only married couples are eligible, and they must meet strict income requirements. Orphans who are not of red elf heritage become permanent wards of the empire.

-Wards of the empire are considered a prisoner class, and the Damijani government can legally force them to live in specific facilities, work in labor camps, or undergo medical procedures.

Religion: 

-All religious worship is banned except for Communioners. The Communion of the One is a government-sponsored religion.

Censorship: 

-All domestically-produced media must glorify the Damijani Empire in some way. Both domestic and foreign-produced media must not insult the Damijani Empire, its leaders, or its culture.

-Pornography is illegal in all forms, including written erotica. In all media, sex may be implied but may not be described or shown in detail. Sex and nudity must only be depicted in government-approved educational publications.

-Graphic violence is prohibited in all forms, including written descriptions. Media which depicts suicidal acts is illegal.

-Citizens may not criticize Damijani authorities, culture, or the empire in general.

-All citizens and guests must dress modestly, meaning clothes must cover the chest and groin, sleeves must reach the elbow, and shorts/skirts must touch the top of the knees. (Damijani red elves traditionally cover themselves completely in black clothes from the chin down, including their hands. It is socially taboo for them to dress in other ways, but it is not illegal, as long as they are following modesty laws.)

Military: 

-All adult citizens are eligible to join the military, as long as they can pass the required tests. “Guests” may join the military under a special mercenary contract, which offers less job security and benefits than citizen soldiers.

-Green elves can not achieve full Damijani citizenship, but they can attain a special status called “secondary citizenship” by marrying a red elf citizen. If a red elf citizen and a green elf second-citizen have a green child, that child will automatically become a guest while their red sibling becomes a full citizen. Second-citizens have all the same rights of a full citizen as long as they are married to one. They default to guest status if they divorce or their spouse dies, meaning the government can seize all their assets, including their home and bank accounts.

Slavery: 

-It is illegal for private citizens to enslave other peoples. However, the government is free to enslave prisoners for the duration of their sentence, forcing them to perform various work duties. They may also enslave wards of the empire, such as orphaned minors and the abandoned disabled or elderly people.

Magic: 

-Magic is legal, though strictly regulated. The types of magic a Damijani citizen can learn are limited, and some types require a special license to practice.

-Hazard spells may only be casted by soldiers, and only under specific circumstances. It is illegal for civilians to cast a hazard spell for any reason.

-Weapons may only be carried by soldiers. It is illegal for citizens to carry weapons, including blades and firearms. Magic wands and staffs may be carried with a special license.

Nymphs: 

-The Damijani Empire does not abide by the Nymph Pact.

-Nymphs may not become citizens, but may become guests.

Monsters: 

-All monsters are prohibited from entering the empire. Any monster found within Damijani territory is to be executed on sight.

Environment: 

-All households must be connected to Damijana’s electrical and plumbing grids. They must also utilize its waste management service. Living “off the grid” is illegal.

-Littering is harshly punished with steep fines or imprisonment. All trash must be disposed of in government-approved and marked receptacles.

I have to disclose that I am not a financial advisor or an accountant <3

Trusts: You want to consider purchasing the properties under a trust. Tax implications can vary under trusts. Revocable living trust will allow you to be treated as the owner, but in an irrevocable trust, it is a separate entity. In some structures, you would only pain capital gains, which can also be transferred to a separate trust, and you do not end up paying capital gains on the property. You do this with a charitable remainder trust. Generally, if a property is held in a trust, rental income generated from that property is typically subject to income tax. The trust itself may be responsible for paying those taxes, or the tax liability might pass through to the beneficiaries, depending on the type of trust and its specific provisions. This will change the amount you would pay in taxes. If the property was purchased as a primary home, there could also be capital gain exceptions depending on the trust. Your income affects the rates you pay on specific trusts. Before I continue, I want to suggest speaking to an actual attorney, not an accountant. Most are not knowledgable or equipped to properly guide you here. Same as with traditional, in a trust you can deduct property related expenses like mortgage interest, property taxes, maintenance costs, and depreciation, from the rental income. This can help reduce the taxable income generated by the property.

IRA's: You can use a self directed IRA or other retirement accounts to invest in real estate. The gain from these investments grow tax deferred within your account. This is something you should also consider doing.

Depreciating assets: Real estate can depreciate overtime. This doesn't include land. But when it depreciates, you can deduct the properties cost. This would offset the income you would pat taxes on.

1031 Exchange: Filing a 1031 will allow you to defer paying capital gains on an investment property when it's sold, as long as another "like kind" property is purchased with the profit gained from the sale.

Mortgage Interest Deduction: Interest paid on mortgages for investment properties can be deducted.

Carry Forward: If your expenses exceed your rental income, you could have a net loss. Some of these losses can be used to offset other taxable income, while others might be carried forward to future years.

Living in the property: If you live in the property for 2 years. you can exclude a portion of the capital gains from your taxable income when you sell.

Opportunity Zones: Opportunity zones offer tax incentives, including deferring and potentially reducing capital gains taxes.

Expenses: All repair expenses can be deducted.

Installments: You can structure your sale to receive payments over time. This spreads out the capital gains and reduces tax impact.

Tax Credits: There are a ton of tax credits for investors. Would research in your state.

More deductions: Interest on a mortgage for an investment property is typically tax deductible, as are property taxes and many other expenses related to the property like Insurance premiums.

Cost segregations: You can hire someone to reclassify certain areas of your property to accelerate depreciation. This will give you a significant upfront tax deduction.

Pass throughs: Certain pass through entities (like LLCs, S Corporations, and partnerships) may be eligible for a deduction of up to 20% of their business income from rental properties.
